Having your site allocated

Anyone involved in the development world cannot have escaped the drive for putting in place new local plan or development frameworks to give them their up to date title. This new push by the government has affected every local planning authority and they are all looking at reviewing existing allocations and trying to put in place new frameworks with fresh sites for housing and employment.

In many cases Councils are trying to look forward over very long periods - up to 2020 and beyond. This underlies the need for anyone with an interest in a piece of land to take early advice on development prospects. The system is very unforgiving of those who try to influence the debate late in the day.
 

Local Plans or LDF’s allocate land for new development, provide policies which are used to assess applications against and generally provide guidance on whether permission should or not be granted.

These frameworks operate at various levels - regional, sub regional, local and parish and we have experience of working across them all.


 

 

Even experienced developers will shudder at the apparent complexity of the new LDF system. No longer does a single plan cover the whole of an area and you might be faced with a whole series of documents which need to be looked at and commented upon.

There are also a series of what are called evidential documents which support and underpin the new frameworks. Strategic Housing Land availability documents are just one of the new titles people need to understand, scrutinise and comment upon whenever possible.
